Supervise the OFM/Housing maintenance staff and oversee the daily operation of the maintenance department. Provide supervision for the installation, remodeling, maintenance repairs and upgrades. Responsible for planning, design, review and oversight of all construction activity for housing & auxiliary buildings
Essential Duties and Responsibilities
Supervise tradesman & maintenance workers/ make ready personnel to perform all phases of carpentry, construction, plumbing, electrical and painting as it relates to multifamily living. Supervises and assist in preventative maintenance on all equipment. Provide a safe work environment for all staff. Monitor’s TimePro / Approve’s Timesheets/ Interview and hire employees. Provide a safe work environment for all staff. Assigns work to subordinates, outlining and explaining work to be done. Inspects complete jobs. Evaluate vacant apartments, houses & residence hall rooms & have repairs completed prior to move in. Oversee painting, flooring, masonry, & cleaning contractors. Estimate time & materials for projects. Initiates requisitions for supplies and equipment. Oversee and inspect construction projects in the Housing properties. Complete construction on all phases MEP work to include: in-house, sub-contractor, JOC contractors and large OFPC Projects. Respond to on call emergencies after hours of operation. This includes: Fires, electrical outages, floods and icy conditions. Must be able to identify the problem, plan for the appropriate action, communicate severity and fix the problem. Performs other duties assigned.
High school graduation or the equivalent. Seven years of skilled/journeyman level experience in maintenance and plant operation including one year in a supervisory capacity.
Accuracy in the tools of the trade. Alertness and careful attention is required to avoid injury to self and others. Basic computer skills, knowledge of computer generated work order system and time keeping systems. Back hoe and heavy equipment experience. Knowledge, skill and safe operation of shop and hand/power tools, including but not limited to: table saws, jointers, planers, shapers, routers, band saws, circular saws, miter saws, radial arm saws, chop saws, drill press, electric and battery operated hand drills and screw guns, pneumatic hammers, power actuated fastening systems and other typical power and hand tools as applicable to the carpenter, construction, building maintenance trades.
