Due to current business demands, we are seeking a Service Supervisor/Manager to augment and support the property operations teams at Mira Bella, a 289 unit luxury apartment community located in San Diego, CA.

  • Supervise all aspects of maintenance on community, including staff and vendors.

  • Open purchase orders in a timely manner.

  • Operate community within budgeted guidelines.

  • Monitor the physical condition of the community and correct unsafe conditions, install locks and safety devices.

  • Maintain resident request system, accessible and accurate records for work orders/preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.

  • Maintain a schedule for 24-hour emergency coverage

  • Enforce safety policies and regulations.

  • Acquire competitive bids from external resources.

  • Assist in hiring staff and evaluation of employee performance.

  • Assist in the preparation of annual budgets for operating and capital expenditures.

  • Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, shutters, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, Jacuzzi, & other equipment as required.

  • Snow removal (if applicable per location).

  • Handle make-readies in a timely manner as directed by Community Manager.

  • Perform routine preventative maintenance on equipment.

  • Move appliances, equipment, furniture as needed safely.

  • Responsible for organization of maintaining the maintenance shop

  • Responsible for maintenance and upkeep of company vehicles (including golf carts).

  • Complete corresponding snow removal reports.

  • Ensure adherence to uniform policy.

  • Performs other related duties as assigned by Community Manager or Regional Property Manager.

  • Maintain a positive work environment by acting and communicating in a manner so that you can get along with co-workers, residents, customers, vendors, and management.

KNOWLEDGE: (EDUCATION, TRAINING, CERTIFICATIONS AND EXPERIENCE)

  • High school diploma or equivalent

  • Certification: EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification.

  • Experience: Requires 6+ years of practical experience.

  • Supervisory Experience:

  • Working knowledge of industry terms and procedures.

SKILLS AND ABILITIES:

  • Requires independent action and high initiative to resolve problems and develop recommendations.

  • Independently determines methods and procedures on new assignments.

  • Supervises activities of capital expenditure.

  • Must be able to verify maintenance experience and demonstrate required skills.

  • May require some computer knowledge.

  • Required to be on-call.
