Troubleshoots, repairs, and maintains HVAC systems (such as: chillers, boilers, commercial heat pumps & gas packs, pumping systems, pneumatic heating and air-conditioning systems, cooling towers, fan coil units, and air handling equipment) and refrigeration equipment. Installs HVAC ventilating and exhaust systems and controls. Manages and maintains the Energy Management System (EMS).
Responsible for maintaining and developing preventative maintenance schedules for all HVAC equipment.
Performs general electrical/lighting and plumbing repairs as needed in conjunction with the Trades Specialist in that area of expertise.
Performs general facility maintenance is area such as carpentry, locksmith, equipment and facility PM, and painting.
Provides assistance in other areas of skilled trades. Serves as Lead Skilled Trades Worker. Serves on rotational on-call list for emergencies for the Maintenance Department and performs other related duties as required.
Minimum and Additional Requirements:
Associate degree and two (2) years of directly related work experience; or a high school diploma and four (4) years of directly related work experience. Requires work experience in HVAC/Mechanical/Energy Management fields to provide repairs, operation/control and monitoring. A degree in HVAC or mechanical field or state license is preferred. Any equivalent combination of education and training may be considered.
Employee must possess skills necessary to perform preventive maintenance and to diagnose, procure materials, and repair problems associated with equipment and building. Must be able to read and work from schematics, blueprints, specifications and must be familiar with local, state, and international codes. Working knowledge of methods and practices, tools, equipment, and materials used in general maintenance of HVAC. Working knowledge of methods and practices in general facility maintenance. Ability to use discretion and judgment in regards to daily assignments of work to be done. Must be able to work on-call and weekends as required. Ability to perform heavy manual labor and able to lift 75-100 pounds. Employee must be able to work with other crafts within the Facilities Management Department. Ability to work outdoors in various weather conditions on ladders and roofs, and indoors including confined spaces and extreme heat (unconditioned areas). Ability to work independently.
